In this Partner Broker Highlight, TenantBase sat down with Angela Fontes, Tenant Representation Broker at Adapt Commercial Real Estate in Las Vegas, NV, to discuss her path into commercial real estate, why she gravitated toward tenant representation, and the relationship-first habits that have powered her referral-driven business for over a decade.
From “feet on the ground” prospecting to nearly a decade of using HubSpot as a relationship management tool, Angela’s approach is refreshingly simple: stay immersed in the market, communicate consistently, and be genuinely service-driven.
A different path into commercial real estate
Angela’s career in real estate began earlier than most—and not through the traditional “broker from day one” route.
She entered the industry in 2001, working across multiple brokerages and learning the business from a variety of perspectives. Her introduction to commercial real estate came later, around 2007, while working with Marcus & Millichap.
“At that point I was just broker adminning,” Angela explained. “Once I had a handle on everything, I went ahead and got my license.”
Once licensed, she quickly realized she was less drawn to the landlord and sales side—and far more interested in advocacy and the hunt for the right space.
“I really enjoyed being out in the field and hunting for properties for people, and serving my local community.”
That local-business focus revealed a recurring issue: many business owners struggled to even get a broker on the phone.
“They didn’t feel like they were getting the service they were looking for.”
So Angela leaned into a space few were serving at the time—tenants who needed responsiveness, guidance, and someone clearly on their side.
Building a tenant-rep business with “feet on the ground”
Angela’s early growth strategy was deeply human.
“It was a lot of visiting businesses, meeting business owners, researching business owners, and showing up.”
Rather than relying on automation, she focused on presence—becoming known as the broker who picked up the phone, walked tenants through the process, and stayed involved.
As technology evolved, she welcomed tools that helped her connect with tenants at the right moment—without replacing personal interaction.
“Now we have really amazing tools like TenantBase, where we can connect with people entering or growing within our market who are having a hard time finding someone working specifically for them.”
The foundation is communication
When asked what drives repeat business and referrals, Angela didn’t hesitate.
“Communication is a really huge thing.”
Even when busy, she prioritizes responsiveness—acknowledging messages and setting expectations.
“Consistency and communication are the number one. When people feel like you don’t have time for them, they’re going to find somebody else.”
For Angela, service is not performative—it’s relational. The small touches build trust, and trust builds long-term partnerships.
Using HubSpot for nearly a decade—without losing the human touch
Angela has used HubSpot for eight to nine years, but never as a replacement for relationships.
“I love that platform for keeping track, managing your business, automation, and different things.”
Her outreach philosophy remains intentionally personal.
“It’s 1-to-1. I try to make sure I’m in contact with the people I work with and check in on them.”
In an industry increasingly driven by automation, Angela believes personalization remains a competitive advantage.
Market immersion and broker-to-broker relationships
Angela credits much of her effectiveness to staying deeply immersed in the Las Vegas market.
“When somebody shares their space needs, I’m already thinking about who I need to call and where I’m going to place them.”
She also emphasizes the importance of strong broker-to-broker relationships—particularly with landlord representatives.
“They are amazing resources and tools.”
Advice for newer brokers: expect delayed gratification
Angela is candid with newer brokers about timelines.
“This is not an instant gratification business.”
Her advice centers on immersion—touring space, understanding tenant mixes, and learning by doing.
“You’re going to get as much out of it as you put into it.”
A relationship-first approach to tenant representation
Angela approaches tenant rep situations with clarity and trust—often without requiring formal representation agreements.
“I go off the honor system and loyalty. I want people to feel like they have the freedom to choose.”
That mindset reinforces her core belief: tenants can feel when a broker genuinely cares.
“People can feel when you care about the client, not just the deal.”
