    Denton is a city with a large geographic footprint that serves it well as its commercial real estate inventory expands at a rapid pace. Space size averages 2,500 sq ft at rents around $23.50/sq ft in mostly garden office complexes. The area features some multi-tenant, multi-story buildings closer to Denton's core as well but only 200,000 sq ft or so of Class A inventory.

    The recent 35E expansion along with 2499 has significantly improved traffic throughout the area. While growth throughout Denton can cause some congestion at peak hours, relatively easy commutes are one of the major draws for talent into the area. The DCTA also runs several bus lines and a light rail system to add even more commuting options for employees.

    Much of Denton also has an appealing college town feel thanks to North Texas University with several diverse restaurants that range from upscale to quick but delicious. Downtown is even more varied with a revitalized Denton Square that features live music venues, bars, and additional dining options. The city also boasts a great public park system that gives talent easy access to green space.
